PASSAGES FLOOD - FEBRUARY 15, 2007

A sprinkler head burst due to cold weather on February 15, 2007 at 2:30PM. The repairs began within and hour with demolition, water, moisture and mold remediation.

All Passages youth were evacuated to the Bridgewater Marriott. By noon on February 16th we were able to open the boys side.

Renovations required to reoccupy the girls side are quite extensive including: 1,400 square feet of sheet rock, electrical, fire safety equipment, communications equipment, HVAC replacement, painting, carpeting and furniture replacement.

Current estimates of the loss range between $40,000 and $50,000.

An hour after the flood. The fire department opened up ceiling areas to let the water drain.

By the end of the first day both residences had to be evacuated.

By the end of day two, all of the ceiling sheet rock was removed from the first floor and the basement. 14 blower fans and 4 dehumidifiers were set up and it is estimated that they will run from 3 to 6 days to completely dry the building. Also mold disinfectant was sprayed throughout every surface of the building.

The water ran (backwards) through the ducts and into the furnace. The furnace is working but damaged.

The second floor bathroom sprinkler head burst and the residual of black dirty water remains.

Verizon had to replace the fiber optic interface (T1 data link) between Passages and Brahma House. Luckily damage was contained because the short circuit occurred several hours after the flood and by then we had disconnected the data line avoiding damage to expensive routers, peripherals and the server.

The basement sheet rock ceiling was 70% removed.

All of the carpeting with the exception of the stair runner has been removed. A 10 yard dumpster was filled with carpeting and sheet rock. All of the carpeting will be completely replaced.

The blowers ran for six days.

All damaged furniture was removed from the building on February 19, 2007.

Origin of the water leak -- sprinkler head with 1/2 inch opening. Approximately 10 cubic feet or ~70 gallons of water ran through this one sprinkler head.

Sheet rock installation began on February 21, 2007 and was completed in one day.

The painters arrive on 2/26/07 and spent three days and did a great job.

March 2, 2007 - The carpet was installed and we moved back in.

The bedrooms are ready to move in.

The bathroom on the second floor that was the original scene of the sprinkler leak.

The newly replaced ceilings and lighting in the food pantry. All food was restocked after having to be destroyed.

The living room looks livable once again.

The final approvals and certificate of occupancy was granted on Tuesday, March 6, 2007 and we immediately reoccupied!
